Top 8 Content Ideas in Today’s Market

In The Millionaire Real Estate Agent, Gary Keller teaches us that seller listings mean marketing opportunities.

He says that, “Properly marketed seller listings bring you more business. Because of the multiple marketing opportunities that are part of the listings process, we’ve found that on average, one well-marketed listing will generate one serious buyer who buys.”

He’s not talking about the buyer who buys the home you have listed. He’s referring to a brand new buyer lead, but this theory only works if you market the property well.

In today’s seller’s market, this can be challenging. While it’s great to sell a home the first day it hits the market, it can seriously minimize an agent’s exposure to other prospective buyers both online and in person.

I’m constantly trying new ways to market my listings, and I often talk about the same listing dozens of times throughout the sale process.

Time is on your side here.

From signed listing agreement all the way to closing day, you’ve got anywhere from 30-120 days to tell the world about your listing and generate that one new buyer lead.

Here are my Top 8 Content Ideas in Today’s Market:

Coming Soon
Send out a postcard to the neighbors announcing your coming soon listing and/or post about it on social media – Facebook, Instagram, Linkedin, Snapchat, etc.

New Listing
Is that same home finally active in the MLS? Tell everyone about the home again! Now it’s ready to show. Remind the neighbors and your network to schedule showings through you.

Under Contract
Post another one of those beautiful professional photos you had taken on social media to let your network (sphere of influence) know that the home is now under contract.

Closing Day
Post a photo of you and your clients at the closing table, or outside the title company. Tag them on social media to increase exposure for the post.

Sold Fast
Send out a sold fast postcard and/or post another photo of the home with big letters across it saying “SOLD FAST!” and offer additional details about the sale (if it’s already been closed in the MLS).

Pre-Closing Contest
Before closing, run a contest on social media asking your followers to guess the sale price of the home. Offer a small prize to the winner and announce just after closing.

Write a Blog Post
What did you learn from this transaction? Did something new pop-up at inspection that you haven’t seen before? Tell others about it and include them in your journey. Then of course, tell everyone about the new blog post on all your social media outlets.

Share a Glowing Testimonial
You can share these at anytime via social media! Since you’re a rock star agent and have collected lots of great reviews from satisfied customers through your own web site or Zillow, create a social media post using the text from the review. There are lots of cool apps out there that will allow you to create unique designs and even add your team or company logo to the post.

 

The more you can increase your sphere of influence and stay top of mind with your network, the better chance you’ll have of generating that next lead.
