Inclusions and exclusions can be a tricky point when it comes to buying or selling a home. We always encourage our sellers to make decisions early in the process about what items they plan to include in the sale of the home, and what items they would like to take with them. Similarly for buyers, we encourage them to pay attention or snap photos during the showing to any items in question. While these items are standard to the sale contract, other arrangements can be made if both parties agree. When it doubt, plan ahead and specify on the contract.
